Is too much of my net worth tied up in real estate?

One flat can quietly become most of your net worth. Here's how to measure it.

Property is often considered one of the most valuable assets you can own in India.

But what happens when most of your wealth is tied up in your home or investment properties?

Having a large portion of your wealth in real estate isn't necessarily bad. It does mean you should understand how that concentration affects your financial flexibility.

How much of your wealth is in property?

Start with a simple calculation:

Property Concentration = Property Value ÷ Total Assets × 100

For example, suppose:

  • Your properties are worth ₹1.5 crore.
  • Your total assets are worth ₹2 crore.

That means 75% of your total assets are held in real estate.

You can also compare your property equity, after deducting associated loans, with your net worth.

Why does property concentration matter?

Property can be valuable, but it comes with certain limitations.

Selling takes time, market values can fluctuate and maintaining property involves ongoing expenses.

If most of your wealth is in real estate, you may have less money available for emergencies, investments or retirement.

Does that mean you should sell?

Not necessarily.

Your decision depends on your financial goals, income, outstanding loans and whether your properties generate rental income.

The takeaway: The goal isn't to own less property. It's to ensure that having wealth tied up in real estate doesn't limit your ability to meet other financial needs.
