Most of my wealth is in property. Can I still retire early?

₹4 crore on paper, ₹50 lakh you can actually use. That gap decides it.

Imagine having a net worth of ₹4 crore but only ₹50 lakh available in investments.

On paper, you're wealthy. But is that enough to stop working?

Retiring early with most of your wealth in property is possible, but it depends on how that property can support your living expenses.

The challenge with property-heavy wealth

Real estate can be a valuable long-term asset. However, it isn't always easy to convert into money when you need it.

Your primary home doesn't generate regular income, and selling property can take time.

Even rental properties come with maintenance costs, taxes and the possibility of periods without tenants.

Ask yourself three questions

  1. How much do I have in financial investments that I can use for retirement?
  2. Does my property generate reliable rental income after expenses?
  3. Would I need to sell, downsize or borrow against property to fund my lifestyle?

For example, someone with ₹4 crore in net worth might have ₹3.5 crore tied up in property and just ₹50 lakh invested.

Whether they can retire depends on their annual expenses, income from the property and plans for those assets.

The takeaway: Having substantial wealth doesn't automatically mean you can stop working. Retirement depends on how much of that wealth can actually pay for your life.
